Detached three-bay two-storey farm house, built c.1820, with single-storey outbuildings attached to either end of front façade (west). Pitched natural slate roof with rendered chimneystacks to either end. Cast-iron rainwater goods. Smooth rendered walls over smooth rendered plinth course. Square-headed window openings with painted stone sills having two-over-two pane timber sliding sash windows to ground floor openings and one-over-one pane timber sliding sash windows over to first floor openings. Square-headed door opening to centre, set in recessed porch with stepped surround, having glazed timber door with plain overlight. Set back from road in own grounds with courtyard/garden to front (west). Single-storey outbuilding with roughcast rendered walls and pitched natural slate roof, running perpendicular to house, to north. Bounded on road frontage (west) by pebbledashed boundary wall having rendered gate piers on square-plan.
A good example of a traditional farm house, of modest architectural aspirations, which retains its early form, character and detailing. The stepped recessed doorcase is a distinctive and unusual feature of this early nineteenth-century building, and may be a later feature. The outbuilding to the north, which runs perpendicular to the main house, helps to create a courtyard to the front of this house. This type of layout is a common feature of traditional farm houses in areas predominated by a pastoral agricultural economy. The good outbuildings add to the setting and complete this appealing composition. This complex, having been well-maintained, makes a positive contribution to the architectural heritage of Westmeath and remains an appealing feature in the rural landscape to the west of Mullingar Town.
